“I would like to short sell this property, which is already in the process of foreclosure, due to nonpayment. I would like to avoid foreclosure and stop the effect on my credit. Want to see options and availability of selling in market. Other homes in same area going for 163000. Any advice would be helpful. Thanks.” – Florida
“I am writing for my daughter and son-in-law. They are upside-down on their 80/20, current on their payments, but the mortgage just readjusted and monthly payments just increased by $500 a month. They both work but do not make enough to cover the increase and meager living expenses. They have good credit and are concerned about keeping their rating. They are interested in relocating to live with me and finish their education. I am unable to provide financial help due to the increases in my own adjustable. What are their options? Any info would be greatly appreciated. Thank you.” – California
“I signed 2 loans for a friend that does not have credit history. "I" owe 760 000 dollars. My friend mI Short Saleed 2 payments on one of the loans and I paid them. I am afraid that he will not be able to pay and me neither. Now the real state agent obviously lied on my income to qualify me for the loan. Can I sue the agent? and should I short sell to keep my good credit history and can I loose my home If I don't pay the full 760000 back to the bank?” - California

“My husband and I purchased this house about a year a half ago, brand new. We are both in our mid-thirties, no kids, and have waited ten years to buy our first house. The area we live in is not what we expected, to high speed chases and house rides! Our mistake for not doing any background check on the new neighborhood. This is not what we expected. We have a first and a second mortgage, and have never been late on any of the payments. We also have excellent credit. I just want to know our options? The new houses are now being sold for hundred thousand less then what we purchase our property for. So selling it is out of the question. My question is, if we were to do a short sale how does it effect our credit? Will be able to purchase another house once the short sale is final? Thanks for you help!” – California
“Owned home 3 months, husband walked out left me with all debts. I refinanced to pay the bills and have now exhausted all my savings keeping up with the mortgage payments each month. The refinance effected me negatively as the house is now valued as less than what I owe. My spousal support stops 12/07 and I can't make the full monthly payment and the house is not selling. I have nowhere to go.” – California

“Our house was scheduled to close escrow, but the sale seems to be going sour. We are $23K short in paying off our obligations if it sells. Family member decided this week not to loan us the money. We have already signed a lease for a rental and are moving this weekend. We cannot pay both mortgages and rent. Is short sale the answer? Deed in lieu? Foreclosure?” – California
